Next Day Desktop Valuations ("we," "our," "us") provides desktop appraisal and valuation opinion services for residential properties located in Maricopa County, Arizona. By placing an order, you agree to these Terms of Service.
Our desktop appraisal services are performed without a physical interior inspection of the property. Reports are based on publicly available data, MLS records, and comparable sales analysis. Desktop appraisals are intended for informational, estate, legal, and investment purposes. They are non-lender reports and are not intended for mortgage origination purposes unless otherwise specified.
Each report is prepared for the specific intended use and intended user identified in the order. Use of the report for any other purpose is not authorized and may be a violation of USPAP. If you need a report for a different purpose, please contact us at info@nextdaydesktops.com before ordering.
Payment is collected in full at the time of order through our secure payment processor, Stripe. All sales are final. Refunds will be considered on a case-by-case basis if the report has not yet been completed. Once a report has been delivered, no refunds will be issued. Rush delivery fees are non-refundable once the order is accepted.
Standard reports are delivered within 24 hours of order confirmation. Rush orders (same-day) are available for an additional fee when ordered by 10:00 AM MST. Delivery times are estimates and may vary based on property complexity or data availability. We will notify you if a delay is anticipated.
Our appraisal reports represent a professional opinion of value as of the effective date stated in the report. They are not guarantees of market value. We are not liable for decisions made based on the report, including but not limited to purchase, sale, investment, or legal decisions. Our liability is limited to the fee paid for the report.
Appraisal reports are prepared for the client and intended users named in the report. Sharing the report with unauthorized parties may constitute a misuse of the appraisal. We maintain confidentiality of client information in accordance with our Privacy Policy.
These Terms of Service are governed by the laws of the State of Arizona. Any disputes arising from these terms or our services shall be resolved in Maricopa County, Arizona.
